What are floorplan services?

Floorplan services are just what they sound like: Based on your needs, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a measurement or floorplan service, a certified appraiser takes measurements of your property with a measuring tool — generally a tape measure or laser measuring device. As they tour the home, they note the layout of the rooms and other features, like stairs, patios, and fireplaces. They might sketch the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total area and the general layout of the home. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When should I get a measurement service?

Property taxes

Property tax records often reflect incorrect square footage because the values can come from many sources, and occasionally go unproven — meaning you may be paying for more space than you have! Unless a certified appraiser has performed a recent appraisal or home measurement service on your property (after any renovation that may have affected square footage), you'll need one to perform a home measurement service before attempting to dispute what you're taxed. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Selling your home

A measuring service can ensure that you're paid a fair price for your property. Area is one of the biggest elements potential buyers look for when purchasing a house — but since these values are often estimated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the amount of interested buyers. The only dependable method of using a precise GLA when listing your home is to refer to a recent appraisal or measurement service performed by a certified appraiser (after any renovation that might have affected square footage).

Information for real estate professionals

To ensure that your client's home sells at a price that accurately reflects market value, we recommend asking for a home measurement of the property. Your clients, and potential buyers, will appreciate your thoroughness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tactic to entice potential buyers because they can review the layout and attributes of the house before and after touring.
